Personal financial statement prepared

Tax returns — last 2 years (all entities)

Existing debt schedule documented

Deposit funds confirmed (source + amount)

Pre-sale contracts (if applicable)

Project Documentation

Architectural plans (DA-approved or working drawings)

Quantity surveyor cost estimate

Builder quotes (minimum 2)

Project timeline / Gantt chart

Council conditions summary

Lender Readiness

Loan amount and LVR target defined

Drawdown schedule mapped to construction stages

Interest carry / capitalisation budget allocated

Residual stock strategy planned

Exit strategy documented (sell-down, retain, refinance)
